Merchandise guidelines
New guidelines and fees are in effect for the 2025 season.
We are a compact market in the center of Beacon. Please consider other shows in the area if you don’t fit this market’s requirements. I want everyone to have a successful selling day!
You must specialize in selling vintage, antique, architectural elements, and collectibles. Attic clean-outs or yard sale items must fall under the category of vintage. I am not accepting any further requests from vendors with contemporary second hand items.
Up-cycled, re-purposed and strictly hand made items are on a case by case basis. Be prepared to submit links or photos of your work and set-up.
Unaceptable Items
No new merchandise, no Food or Beverages, no Beauty Products or Bulk Selling.
Pyramid Schemes, As-Seen-On-TV, Reps from bath re-do, windows, solar and insurance will be denied.
Absolutely no Essential Oils, Paparazzi, candles, melts, crystals or anything ‘hand made’ that utilizes manufactured products, or is ‘designed by me’ but manufactured.
No religious or political canvassing or handouts.
Prohibited Items: Fireworks, Pyrotechnics, Weapons/Guns, Chemicals, Controlled Substances, Pornography, Counterfeit Products, Tobacco products.
Variety: You must have a variety, and enough to fill at least one six foot table.
Repeat vendors: absolutely must refresh merchandise and set up to entice your customers and build loyalty.

Fees
ALL vendors are required to park their car in their space. Beacon Residents receive a discount. Fees Paid in cash or check at the Entrance on the day. Checks to: “Beacon Flea Market”
Your vehicle is parallel parked at the back of your space. You get the length of your vehicle by no more than 10 feet out towards the aisle. This is enough space for about four 6’ tables and a 10x10 tent. Fees and spaces are at the managements discretion.
Cars/SUVs $50, Resident $40.
Van or Pick Up $60. Resident $50.
Non-profit $20
Box Truck or additional space $65
Vehicle + small trailer $65
Vehicle + large trailer $80
24ft+ truck $80

How it works
A Monday evening email calling for vendors to sign up for the upcoming Sunday will hit your inbox. Only respond ‘yes’ if you can join us.
You will hear from me mid-week regarding a space, wait list, or if fully booked.
Do not enter the lot before 6.00am unless you are a seasoned, repeat vendor. You will be assigned a space upon arrival by management. I will always ask you to move closer to your neighbor. Your set up must be front bumper to rear bumper of your vehicle. Do not block the aisle or create trip hazards.
The market load-in is first come first serve, nose to tail, if you are on my list. No discounts for tight spaces, inclement weather, etc. If you arrive late I may not be able to fit you in. Packing and leaving before 3pm is not tolerated.
I always prefer a conversation over confrontation.

expectations
No loud noises or honking while waiting to enter - residential area. Keep set up noises to a minimum.
Tents, clothing rails, shelves and standing displays must all be weighted at ground level. It’s on your insurance if something happens.
Flea Market closes at 3pm. If you know you need to leave early let Management know before set-up. All vendors must be out by 4.30pm.
Trash barrels are for customers only, PLEASE CARRY OUT YOUR TRASH. Do not dump trash by the law office dumpster. If you leave trash or a FREE pile I will deny your request to return.
If you bring your dog it must be leashed at all times, as per City code. Do not bring your dog in the heat of summer.
Smoking is no longer tolerated in the lot.
Bad weather - This is a fair weather market and will run unless severe weather, excessive heat or rain is forecast or occurs. If inclement weather occurs during a Flea vendors may leave early - no refunds given. I will make the cancellation decision by 6pm Saturday via email. Otherwise - check the Facebook page for updates. On the day I check for inclement weather and do my utmost to sound the alert. However, be prepared with a tarp or drop cloth.
